4 Step SCRIPT To Close Every Seller Lead
- Discovery
- Ask the right questions
- Tell me more about your situation, what’s got you thinking about selling in the first place, why not just stay in your current home, what is your ideal timeline?
- Use this time to build rapport: the right questions are not just all about real estate, but about getting to know them – start building trust, start finding common ground – this primes the app set
- Rapport: are you happy to be moving? How long have you lived here? Happy about getting NC station?
- Reveal knowledge gaps
- Has anyone ever gone over what you might be able to profit after standard fees, closing cost, taxes etc?
- Provide Value
- Here’s what I’ll do, I’m going to run some numbers on how much your house is worth, if you sold it how much you might be able to profit, and I can put together some info on what your actual profits would be after all expenses.
- Overcome objections before they are asked
- …so whenever your ready to sell, if you decide to go that route, you actually have all the information you need
- Our team, we do things a little differently – the markets a bit all over the place right now, so i will definitely give you info on that, but there’s a couple of things we do really well that help our sellers –
- 1. Our homes sell 75% faster that the market average because of how much we do with marketing, and
- 2.) our list price to sales price is 3-5% higher than the market, which means on a 400k home our sellers are pocketing about 15-20k more.
